The Carlingford-Cabins.ie garden room is a properly built, year-round building from Irish-grown timber at our Lordship yard — not an imported flat-pack. The demonstration unit is 12ft long by 8ft wide, with two double-glazed fixed windows and a 1ft × 1ft tilt-and-turn UPVC window set into the door. It comes in two versions: the Garden Office, supplied as a shell with no interior finish or insulation that you fit out to your own specification, and the Garden Room, the same building with an insulated interior. Prices start at €4,500 for the 12ft × 8ft and rise with size.

Garden Office
Supplied as a shell with no interior finish or insulation. You fit out the inside to your own specification.
Using it as an office? You can reclaim the VAT.
Where the unit is used as an office, clients registered for VAT can reclaim the VAT content. Confirm your own position with your accountant.

Step 4 details: ask Austin whether a concrete base is needed for your product — the one-bed garden home is built on the customer's own concrete foundations.
