The Carlingford-Cabins.ie garden room is a properly built, year-round building — fully insulated, double-glazed and supplied as a weathertight shell ready for you to fit out. Built from Irish-grown timber at our Lordship yard, not imported as a flat-pack. The demonstration unit is 12ft long by 8ft wide, with two double-glazed fixed windows and a 1ft × 1ft tilt-and-turn UPVC window set into the door.

Using it as an office? You can reclaim the VAT.
Where the unit is used as an office, clients who are registered for VAT can reclaim the VAT content. It turns a €4,500 garden room into an allowable business expense rather than a cost out of after-tax income — worth knowing if you're self-employed and working off the kitchen table.
Please confirm your own position with your accountant. VAT invoices are issued as standard.
