Why homeowners choose us
The range
Garden rooms and garden homes — built from Irish timber, priced honestly
We publish our prices because we've nothing to hide. Most garden-room companies make you fill in a form to find out what things cost.
Using it as an office? You can reclaim the VAT.
Where the unit is used as an office, clients who are registered for VAT can reclaim the VAT content. It turns a €4,500 garden room into an allowable business expense rather than a cost out of after-tax income — worth knowing if you're self-employed and working off the kitchen table.
Please confirm your own position with your accountant. VAT invoices are issued as standard.

The big question
Do I need planning permission for a garden room in Ireland?
In most cases, no. Most garden rooms fall under exempted development and do not need planning permission, provided they meet conditions on size, height, use and distance from boundaries.
The general principles are: the room must be for a use incidental to the main house (an office, a studio, a den — not separate self-contained living accommodation without permission), it must stay within height limits, keep a set distance from boundaries, and not reduce the remaining garden space below a minimum area. The exact figures and your own site conditions matter — so always confirm before you build.
Important: This is general guidance, not planning advice. Please confirm your own site with Louth County Council or a planning consultant before you build. We can help you read the rules — but the decision is yours and your council's.
The quick checklist
- Used for a purpose incidental to the house (office, studio, gym)
- Within the height limits for exempted garden buildings
- Set back from boundaries by the required distance
- Doesn't reduce the remaining garden below the minimum area
- Not used as separate, self-contained living accommodation without permission

How it's made
We manufacture it. We don't import it.
Most garden-room companies resell imported flat-pack kits. We grow, cut and build at our own yard in Lordship from Irish timber. That's the difference you can stand inside.
Irish-grown timber
Grown and harvested in Ireland, worked at our own yard.
Double foil insulation
Fully insulated with double foil insulation.
Double-glazed windows
Fixed front windows and a tilt-and-turn UPVC window in the door.
One continuous roof
A single roof covering keeps it watertight through an Irish winter.
7-day yard test
Every shed stands in our yard for seven days before it leaves.
The Carlingford Cabins Promise
We build every unit to last an Irish winter and stand over our work — every shed stands in our yard for seven days before it leaves, so we know it's watertight and stable in the wind before you ever see it. VAT invoices are issued as standard. The exact guarantee terms are confirmed with Austin on enquiry — we won't promise something vague on a €12,500 purchase. Ask us, and you'll get a straight answer.
Who we are
Built at our own yard, not shipped in
We are Carlingford-Cabins.ie, and we build every garden room and garden home at our own yard in Lordship, from timber grown and harvested right here in Ireland. We have been making garden buildings long enough to know what survives an Irish winter — and what doesn't.
Most of what you see online these days is imported flat-pack, shipped in and screwed together in a day. That is not what we do. We cut, we insulate, we line it in pine, we put a proper roof on it. You are welcome to come and stand inside the finished one-bed home at the yard and see for yourself.
If you are spending real money on something permanent in your garden, you should talk to the people who build it. That is us. Ring us, or call in any day we are open.

Every shed we build stands in our yard for a minimum of seven days before it leaves, so we know it's watertight and stable in the wind before you ever see it.
It's a specific, verifiable quality claim that no importer of flat-pack kits can make — they can't, because their sheds are never built in their own yard.
